Conditions of hire

Arrival & departure times

Our bookings usually start on a Friday or Monday, due to housekeeping arrangements, and standard arrival time is 3:30pm, with departure by 10am on the final day. However we are flexible where possible so do check with us.

Payment terms

Payments can be made by bank transfer or cheque.
For bookings within six weeks full payment is required to confirm the booking, otherwise a 30% deposit is required, with the balance due six weeks prior to your holiday. On receipt of full payment we send out directions with the property address and key collection details.

We reserve the right to cancel a booking if full payment is not made by the due date.

Cancellation by you or us

We recommend that guests take out holiday cancellation insurance.
Should you need to cancel we will do our utmost to re-let the property and if we can do so, for the same value and duration, we're happy to refund your deposit, minus a £50 admin. fee.

If the property is unavailable due to events beyond our control (e.g. storm damage) we will advise you of the problem as soon as we can and fully refund your money - we can not accept responsibility for any further claims.

Your responsibilities

Guests are expected to take all reasonable care of the property. Please ensure that all equipment, utensils and the property are left clean and tidy at the end of the stay and report any breakages or defects.

Guests may be liable for any damage caused to the property during the rental which falls outside reasonable "wear and tear". If there is an issue during the holiday, please let us know so that we can try to resolve it.

Broadband access

Where available, wireless broadband is provided free of charge for light volume internet use and checking emails etc. It is not provided for high volume downloads or streaming film and video. The service is an additional benefit and isn't a commitment forming part of the accommodation provided. Other than providing the name and password for the wireless network we're not able to provide additional technical support.


Smoking is not permitted in our properties.


Where allowed, pets must be kept under control at all times and guests are expected to remove all traces (inside and outside) of their pet's visit. For the benefit of other guests, pets are not allowed in the bedrooms or on the sofa and chairs.
